One Commercial Street

Built directly over Aldgate East Tube Station in Aldgate, London, the 23 storey mixed-use development provides over 100,000 ft2 of offices and 14,000 ft2 of retail space as well as 217 apartments.

The sloping glass façade and mast extends over Whitechapel High Street on the corner with Commercial Street forming a striking landmark on the busy streetscape. Planning for the Seifert designed building was granted in 2006, with work on site commencing in 2008.

With a range of uses on different levels, the single storey station building at ground level, and Tube lines directly adjacent to the building, the project posed a number of challenges. The site is situated on busy Commercial Street and is approximately 5m from the District and Circle Lines. The existing station building was underpinned and proposals were developed to enable the construction of independent foundations to support the new 23 storey tower ensuring that the station building could remain open during construction. Working closely with LUL, technical approvals were obtained for the proposals whilst avoiding the need for any costly temporary works or strengthening works to the station.

Studies were undertaken to assess the effects of structure borne vibration and working closely with Hann Tucker, predicted noise levels on the upper floors were found to be within acceptable limits.

The building is of reinforced concrete, clad in curtain wall and has a single storey basement, which is linked to an adjacent hotel building, an Ibis Hotel.

The development was acquired by Redrow in 2011and completed in 2014.
